Terms and Conditions

Cancellation Policy

In the event of the reservation being cancelled the following charges will apply:

Cancellation within 3 days of your arrival - 100% of the balance of the whole booking will be payable

Cancellation within 7 days of your arrival - The first night of the booking will be charged

Cancellation 8 days or more prior to arrival - A full refund of any deposit paid will be given

If you have to cut your break short, you are liable for the balance of the complete booking. We will only make a charge if the final day of the booked stay has passed and we have been unable to re-let the room.

We recommend you take out travel insurance to cover the costs that you may be liable for in the event of cancellation.

Check in/out

Check in is from 16:00 to 20:00

Check out is by 10:30

If you wish to check in/out earlier or later than these times please contact us in advance and we will do our best to accommodate your request.

Children

Children are very welcome but, for their safety and the comfort of other guests, we ask that they do not run in and/or around the house.

Cleaning

Throughout the pandemic, for safety reasons, we have not offered a room refresh service and we have found that our guests are very comfortable with this arrangement therefore, until Covid-19 is no longer a threat, we will continue to only refresh your room if specifically requested.

Confirmation

All bookings will be confirmed in writing, time permitting.

Credit/Debit Cards

Valid credit/debit card details will be taken at the time of the booking.

If card details are not received within 10 working days of the reservation being made the room will be released and the cancellation policy will be applied.

Cancellation fees may be charged to the credit/debit card details taken at the time of booking.

 

Breakages & Damages

We reserve the right to charge for any breakage or damage that occurs during your stay.

We will use the credit/debit card details supplied at the time of booking if required.

Deposit

Any deposits taken will only be refunded in accordance with our cancellation policy.

Payment

Payment can be made with cash, cheque or most major debit and credit cards. 

Pets (On arrival please read the Doggy Do's & Don'ts)

We don’t have many rules at Exmoor House but we would be very grateful if you could read the following carefully to ensure you and our other guests have a friendly and relaxing stay.

We welcome responsible dog owners and well behaved, house trained dogs. We are unable to accept puppies or dogs that are likely to be aggressive to either other dogs or people.

Your dog must be flea and parasite free. If we have to fumigate to get rid of an infestation we will make a charge to your credit card for however much it costs to return our property to its operational state.

Even the best-behaved dogs may become anxious if left alone in an unfamiliar place and may bark or scratch, even if this is out of character. Therefore, we request that dogs are not left alone in the bedroom when you are not in the room. Please either put them in their crate, if applicable, or your car (except in hot weather, of course). At breakfast time you are very welcome to bring him/her in to the dining room, as long as our other guests are comfortable with the arrangement.

Stain remover and kitchen towel are provided, just in case there are any ‘accidents’, but please also let us know so that we can apply extra cleaning to the area. 

For the comfort of future occupants of the room, please do not let your dog on the bed or furniture.

Don’t forget that other guests may not be confident around dogs so please keep your dog on a lead when outside your room and don’t let him/her greet the guests without their prior permission.

We would appreciate it if you could give muddy paws a wipe before entering the room. We have facilities for bathing your dog, if required, so please ask if you need shampoo, towels etc. We also have an emergency supply of most other dog-related paraphernalia if you forget to bring something with you.

Bagged dog waste can be placed in the black bins, at the side of the house. Please clear up any dog mess straightaway – we have free biodegradable poo bags if needed.

There are lots of places to take your dog for a walk in the area but not many pavements, so please be careful! We can direct you to a few nearby places where your dog can be let of the lead.

Smoking/Vaping

Smoking/Vaping is only allowed in the guests’ garden and cigarettes and matches must be disposed of in the bin provided.
